Water & brick

Weep holes, efflorescence cleaning, and brick sealing

Brick walls are built to let water out. Weep holes at the bottom of the wall drain water that gets behind the brick. When they’re blocked, water stays in the wall.

We open blocked weep holes, clean the white salt stains called efflorescence, and seal brick with a breathable water-repellent treatment so it sheds water.

The work

How we do it

  1. Find the water

We look for where water enters: joints, cracks, caps, sprinklers, or grading.

  2. Open and clean

Weep holes are opened and efflorescence is cleaned.

  3. Seal

After repairs, we apply the water-repellent treatment.

Questions

Frequently asked

Should weep holes be sealed?

No. They let water out of the wall. Sealing them traps water behind the brick.

Will efflorescence come back?

It can, if water keeps getting in. That’s why we fix the source before cleaning and sealing.
