Leaks can have more than one cause. We explain what we see and separate needed joint, brick and structural repairs in your estimate.

Window and door perimeter caulk

We assess failed or separated perimeter joints and recaulk where needed. The repair scope depends on the joint condition and surrounding materials.

Cracked mortar and damaged brick

We repair damaged mortar and broken, loose or missing brick around the opening, matching the existing brick and mortar as closely as practical.

Cracks around rusted lintels

A rusted steel lintel can cause cracks around a window or door. We inspect the masonry, explain when lintel replacement is needed and quote that work separately from cosmetic crack repair.

Existing weep holes sealed shut

Weep holes let water drain from behind the brick. If existing openings have been filled with mortar or caulk, we reopen them to restore the drainage path.

Can you quote a window leak from photos?

Photos of the full exterior opening, the surrounding brick and close-ups of the damage help us give an initial estimate. An on-site assessment may be needed to confirm where water is entering and the repair scope.

Should every gap or weep hole be sealed?

No. Existing weep holes provide a drainage path behind brick. If they have been mortared or caulked shut, we reopen them so water can drain. Perimeter joints and drainage openings need different treatment.

Do you replace windows or repair glass?

Our work covers exterior masonry and perimeter joints. We do not replace windows or repair glass.

Will a masonry sealer fix the leak?

A breathable masonry water repellent may help suitable exterior brick, but it does not replace failed joint or masonry repairs. A leak can have more than one entry point, so we assess the cause before recommending work.
